Homes For Sale: Preparing Your House For Sale

You shouldn't be surprised to find that attractive and well-kept homes sell faster and for a higher price then an older, dull-looking or run-down home. When you are preparing your homes for sale, instead of thinking of cleaning it, try to think of it as marketing it.

Before you keep your homes for sale, make sure the all the dusts are gone and that no clutter is lying about. You should also have to think about the features that will attract a buyer. Try to put yourself in the buyer's shoes and take a good look inside and out. Although this can be a bit of a challenge since you're used to seeing your own house day after day, it's important to see it through the fresh eyes of a prospective buyer.

However, if you are unable to have an objective viewpoint of your home, schedule a consultation with a real living agent. A real living agent has the knowledge to prepare homes for sale and will be able to tell you exactly what to do to and where to begin. Curb appeal is important. How your house appears on the outside is the first thing a prospective buyer will see.

Keeping the lawn mowed and the shrubs trimmed will help you make a good first impression. Be sure to dispose of branches that have fallen from the tree, as well as other yard debris. It also helps to plant fresh flowers or shrubs. Put away lawn equipment, and keep outdoor items arranged neatly. So you don't cause a distraction, fix any repairs immediately after you notice them.

You want every space in the house to feel bright, open, welcoming, and comfortable to your guests. Just taking the time to wash the walls and ceiling will give your house a dramatic facelift. If you can, repaint using lighter, neutral colors. Take care of minor repairs, like fixing cracked plaster, and tightening loose doorknobs or drawer and cabinet handles. Check your sinks and make sure nothing leaks, and get rid of any stubborn rust or hard water stains you see. Even little used areas like the basement and attic should be straightened up to look as tidy as possible. Go through your kitchen cabinets and organize them, and clear off kitchen counters.

While the repair/maintenance/update list may take some time to finish, by doing so you will increase your final sale price. If you are having money troubles but do not wish to move, there is a sell and rent back option you can try. Another option is to use the services of a professional home buying company, which may enable you to steer clear of eviction. Numerous homeowners choose this route and there are many properties to rent back.

It's no surprise that a well-maintained, pleasant looking home will sell faster and at a higher price than a home that looks uncared for and run down, even though the features may be the same. So, don't consider it simply cleaning when you have homes for sale. Think of it as a marketing strategy. If you want to remain in your home, but are having financial difficulties, you can always sell and rent back. Selling your home to an established professional house buying company will help you avoid eviction. This is a viable option and there are numerous properties to rent back.
